I had problem with both the black ants and red fire-ants near end of January. I used Baygon Ant Bait (can get from Tesco) and after 2 days all ants disappeared. This is less messy than the silver packet as it comes with a green plastic container to place some bait in. Don't put all the bait inside. The ants go in and carry the bait to their nest. I placed the container in a hidden corner in my wet kitchen which I have converted to store-room.
BTW, I sealed up the door leading from the wet kitchen to dry-yard. Then I broke the wall between the dry yard and utility room. Next I hacked an opening from the utility room to the dining area and fixed a sliding door here. I also hacked a rectangular opening from the utility room to the dry kitchen. This opening was modified into a bar counter. I built a wall between the dry yard and corridor and a bird-cage from the dry yard to the vent area. Finally I converted the (dry-yard)+(utility room) into my kitchen with built-in cabinets with concrete base from floor to ceiling against two mutually perpendicular walls. The rest of the kitchen walls is covered with tiles. The cost for the whole kitchen was RM23K including all the fixtures like sinks, plumbing, counter top, tiles, water filter, taps, new door, etc. Renovation for whole house cost RM60K.
I didn't use SSP for anything nor did I or my contractor pay them a single cent.
First a few of us owners met together and signed a letter addressed to the developer and I made a police report on behalf of all those owners. I also met the SSP and told them not to disturb me or my contractors. When my contractor brought in the cement, sand and bricks the SSP told him that they were only allowing him to do it once. But when he ran short of bricks SSP didn't want to sell him the extra 90 bricks that he needed so he had to go out and buy them himself. Also they warned him not to renovate any unit other than mine.
I have moved in without any problem. The police told me that they are keeping an eye on the SSP and waiting for them to commit one crime after which they will be prosecuted. I suggest you monitor the movement of your contractor closely and record any wrongdoing by the SSP on camera if they give you any problem.
