Hi All,

I am an owner of Blk E top floor 1550sqft. When I talked to the IR office, they expect that I Regency condo to appreciate to RM280 per sqft when it is completed. Anyone with any comment on this?

one thing i like about the 1500 sqft is that u can rent the additional room to ppl without giving them your main door key.

Can rent to USM student :)

One of the benefit for 1550sqft unit is you pay the same amount of the maintenance fee with the other units which is smaller in sqft. :lol:

my unit is 1200sf lower level. RM280 per sf is not a problem. University Place already selling at this price. RM300 per sf should be a more reasonable one. :D

Rent? I think not all student affort the rental. Maybe rent to engineer will be a better choice?

Nope... not 23rd floor but just few floors below 23rd... hahaha... if this is only truly for residents, i will disclose my house address, but now cannot... lets see if we have chance for gathering and we can know each other well to protest our interest as buyer especially when OC obtained, doing renovation, defects feedback, etc.

Btw, what do you think the price for our condo? How much will it costs after completion? Besides, do you think the maintenance fees will be increased? We should protest against if maintenance fees increased!

If nothing went wrong, strata title should be available after 6 months from OC obtained. We can choose our own management company by then. RM180 + 10% sinking per month should be reasonable at the time being. But for the facilities we have, maybe it is not enough in 5 years time.

If we choose our own management company, maybe we will have issue like paying as per sf. So, those with units bigger than 1200sf might be affected. However, if majority resident do not agree on the new maintenance fee, there is no way to change the management company.

So, we need to bargain to have same privilege (same across all unit sizes) as part of the negotiation.

But if the exiting management is doing OK, there is no need to change. Important thing is, all of us must pay the fee promptly, so the management able to do their work effectively.
